ReStar Acquisitions buys raw land, infill lots and teardowns for cash in the eight fast-growing counties where we build luxury homes. Send the address or parcel number and we reply within one business day with a written offer, or the questions we need answered first.

We build where people are moving and where incomes support a luxury home. We picked these eight counties from ReStar's county data: large, growing, high-income and actively building. Each page has the numbers and what we look for there.
ReStar data: population 2024, net migration year to July 2025, typical single-family value (Zillow ZHVI) August 2026, household income ACS 2024, single-family permits July 2026.
A loose buy box, on purpose. None of these is a hard rule, and the form never stops you sending a parcel that misses one. They are what moves our number up or down.
| Factor | What works best | What makes it harder |
|---|---|---|
| Access | Road frontage, or a recorded easement we can build a driveway on | Landlocked parcels: we still look, the price reflects the easement work |
| Utilities | Public water and sewer at the road, or soils that support a septic system | No water source in an arid county (see Washington County UT) |
| Flood and wetlands | Buildable ground outside the floodway | A parcel that is mostly wetland or floodway |
| Location | Within reach of the county's job centers and strong school districts | Remote recreational tracts far from any town |
| What luxury buyers pay for | Views, mature trees, water frontage, privacy, a quiet road | Next to heavy industry, a highway interchange or a landfill |
| Size | From a single infill lot or teardown up to acreage that divides into a few estate lots | Large tracts that only make sense as a production subdivision |
Not sure whether your parcel clears these? Our checklist on whether your land is buildable shows where to look, most of it free.
The form takes about a minute. The county and a rough acreage help; nothing else is required.

| Sell to ReStar Acquisitions | List with an agent | Sell it yourself | |
|---|---|---|---|
| Price | Priced from what we can build; usually below the best retail sale | Can be highest if the parcel is clearly buildable and you have time | Depends on your marketing and pricing |
| Commission | None | Typically a percentage of the price, negotiable | None |
| Buyer financing | Cash, no lender | Land loans need larger down payments; many buyers cannot get one | Same as listing |
| Who pays for due diligence | We do | Usually the buyer; you may be asked for a survey or perc test | Negotiated |
| Timing | Set in the contract up front | Open-ended until a buyer appears | Open-ended |
