Privacy Policy

This policy explains what we collect, how we use it, who we share it with, and the choices you have. By using this site you confirm you have read it and agree to our Terms of Service.

1. Definitions

• Personal information — information that identifies you or can reasonably be linked to you, such as your name, phone number, email address and property address.
• Service — this website and the offer-request process it provides.
• You — the person using the Service or asking us for an offer.

2. Information we collect

• Contact information — name, mobile number, email address, when you submit the offer form.
• Property information — the address you ask us about and anything you tell us about its condition, occupancy or your timeline.
• Consent records — whether you ticked each consent box, the exact wording shown to you on screen, the page URL, the date and time, and the IP address the submission came from. We keep this because we may need to prove what you agreed to.
• Technical information — IP address, browser type, device type and pages viewed, collected by our hosting and analytics providers.
• Chat information — anything you type into the chat widget on our informational pages.

We do not ask for and do not want your Social Security number, bank details, or card details. Please do not send them to us.

3. How we use your information

• To prepare and send you an offer on the property you asked about.
• To contact you about that property by phone, text or email, according to the consent you gave.
• To send marketing or market updates, only if you ticked the separate marketing box.
• To keep records that demonstrate compliance with telephone and text-messaging law.
• To operate, secure and improve the Service.
• To meet legal, tax and regulatory obligations.

4. Sharing of information

We do not sell your personal information. We share it only in these situations:

• Service providers who operate things on our behalf — website hosting, messaging and email delivery, chat, analytics, and title or closing services when a transaction proceeds. They may use it only to perform that work for us.
• Professional advisers — our attorney or accountant, where needed for a transaction.
• Legal requirements — where we are required by law, subpoena, court order or a regulator, or to protect our legal rights.
• A business transfer — if our business is sold or merged, subject to this policy continuing to apply.

Text messaging information

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third party, except with the service providers who deliver the messages on our behalf, and those providers are prohibited from using the information for any other purpose. We do not share your phone number with other investors, buyers, or lead-generation companies.

For the avoidance of doubt: we do not operate an affiliate or referral programme, we do not buy, sell, rent or trade contact lists, and we do not pay or accept fees for contact information. Every phone number and email address we hold was given to us directly by the person it belongs to.

5. Data retention

We keep your information for as long as needed to provide the Service and to satisfy legal and record-keeping obligations. Consent records are kept for at least four years, because that is the period over which we may need to evidence them. When information is no longer needed we delete it or remove the details that identify you.

6. Security

We use technical, administrative and physical safeguards, including encryption in transit (HTTPS), access controls and hardened servers. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

7. International data transfers

We are a United States business and your information is processed in the United States. Some of our service providers operate infrastructure outside the United States, so your information may be transferred to and processed in other countries. Where that happens we rely on the provider's contractual safeguards.

8. Your rights and choices

• Access and correction — ask for a copy of what we hold about you, or ask us to correct it.
• Deletion — ask us to delete your information, subject to records we must keep by law.
• Opt out of texts — reply STOP to any message. This works immediately and permanently and does not affect your offer.
• Opt out of calls or email — tell us on a call or reply to any email.
• Data portability — ask for your information in a portable format.

9. Children's privacy

The Service is for adults. We do not knowingly collect personal information from anyone under 13. If you believe a child has given us information, contact us and we will delete it.

10. Cookies and tracking technologies

We use cookies and similar technologies to keep the site working, measure traffic and understand which pages are useful. Analytics that are not strictly necessary load only after you accept them; you can decline and the site still works. You can also block or delete cookies in your browser.

11. State and regional privacy rights

California (CCPA/CPRA). You may request the categories and specific pieces of personal information we hold, request deletion, and opt out of any sale or sharing of personal information. We do not sell or share personal information as those terms are defined, and we do not use it for cross-context behavioural advertising. You may also ask us not to retaliate for exercising these rights — we will not.

Other US states. Residents of states with comparable privacy laws have similar rights of access, correction, deletion and portability, which you may exercise using the contact details below.

EU/UK (GDPR). If you are in the EU or UK you may request access, rectification, erasure, restriction of processing, portability, and may object to processing. Where we rely on consent you may withdraw it at any time.

12. Changes to this policy

We may update this policy. The date at the top shows when it last changed, and continued use of the Service after a change means you accept the updated policy.
