Selling land in St. Johns County: the short answer

We buy land for cash across St. Johns County, Florida: raw acreage, infill lots and teardowns in St. Augustine, Ponte Vedra, Nocatee, St. Johns and the rest of the county. Send the address or parcel number and you get a written offer, or our questions, within one business day. There is no commission, we cover standard closing costs and we pay for our own survey and soil work. What your land is worth depends mostly on the ZIP it is in and how buildable it is, and both are laid out below.

One difference from most cash land buyers you will find for St. Johns County: they buy vacant land to resell it, often to someone like us. We build on it, so we price your acreage or lot from the home that will stand on it, not from a resale discount.

Why we build in St. Johns County

Second in our screen. A net 13,009 people moved into St. Johns County in a single year, more than 4% of its population, and household income is near $110,000. It sits between Jacksonville and the coast, with Ponte Vedra and St. Augustine at the luxury end.

Land values in St. Johns County, town by town

Land is worth what the homes built on it can sell for, less what it costs to build them. So the quickest honest read on land value in St. Johns County is the value of the homes around it, ZIP by ZIP. Across the 10 ZIP codes centered in the county, the typical single-family home ranges from $279k in 32145 (Hastings) to $1.12M in 32082 (Ponte Vedra Beach). The fastest-rising over the last year is 32082 (Ponte Vedra Beach), at +2.0%.

The last column is a benchmark, not an offer. The National Association of Home Builders' 2024 cost survey found the finished lot averaged 13.7% of a new home's sales price nationally. Apply that share to the typical home in each ZIP and you get a rough ceiling on what a builder budgets for a finished lot there, one that already has road access, utilities and approvals. Raw land sells below it by whatever it costs to get there, which is why a parcel with sewer at the road and a parcel that needs a septic system can draw very different offers in the same ZIP.

The land we buy in St. Johns County

Local rules that change what St. Johns County land is worth

Two parcels the same size, a mile apart, can be worth very different amounts because of rules that never show up in a listing. These are the ones we check first in St. Johns County.

Water, sewer and septic

Low ground and wetlands are the constraint here. Filling or building in wetlands in St. Johns County generally needs an Environmental Resource Permit from the St. Johns River Water Management District (or the state Department of Environmental Protection, depending on the project), and flood zones near the coast set how high a house has to sit. Neither kills a sale, but both move the number, so we look at the wetland and flood maps before we make an offer.

Zoning and lot splits

St. Johns County's Land Development Code governs development in unincorporated St. Johns County. In the OR (Open Rural) district the minimum lot is 1 acre with 100 feet of width. New residential subdivisions on a private well and septic tank need at least 43,560 sq ft (1 acre) per lot, or 21,780 sq ft with central water and septic.

Florida agricultural classification ('Greenbelt'), s. 193.461, Florida Statutes: the rollback question

Land used primarily for bona fide commercial agriculture can be classified agricultural and assessed on its agricultural use instead of market value. The owner must apply by March 1; it is a classification, not an exemption. The property appraiser must reclassify land as nonagricultural when it is diverted to a nonagricultural use or no longer used for agriculture, and from then on it is assessed at just value. Section 193.461 has no rollback or recapture of past tax savings. The purchase price paid is one factor the appraiser may weigh in judging bona fide use, but offering land for sale is not by itself grounds for denial if the agricultural use continues.

If your land is taxed at a farm or open-space value, raise it at the start. Who pays any rollback is a term of the contract, and it belongs in the price conversation, not at the closing table.

Property tax on vacant land

Florida taxes property on just (market) value as of January 1. For non-school levies, the assessed value of non-homestead residential and nonresidential property may not rise more than 10% a year, and it resets to just value on the January 1 after a change of ownership or a qualifying improvement (s. 193.1555, F.S.).

On December 2, 2025 the county updated its impact fee ordinance and created a new Conservation and Open Space Impact Fee on new development. It starts at 50% of the study's recommended maximum and rises 12.5% a year for four years, and increases to the other non-school impact fees are phased in. (sjcfl.us)

The Florida Department of Health office in St. Johns County still issues septic permits and inspections under the Clean Waterways Act of 2020, with DEP setting the rules. (stjohns.floridahealth.gov)

How we price land in St. Johns County: a worked example

We start from the house we would build and work backward. Take a home that would sell at the county's typical value of $510,000. At the national 13.7% lot share, the finished lot behind it is budgeted at about $70k. If the land already has a paved road, water and sewer or an approved septic site, most of that budget can go to the land. If a driveway has to be cut, power brought in and a septic system engineered, those costs come out first, and so does the time it takes to get approvals. That is the whole reason two owners in the same ZIP can get very different numbers, and why we would rather tell you which line is costing you than just quote a figure.

The full method, with the arithmetic and what happens when build costs move, is in how much is my land worth. If you want to take the unknowns off the table before you sell to anyone, start with is my land buildable.

Common questions about selling land in St. Johns County

How do I sell my land fast in St. Johns County, FL?

Send the address or parcel number to a buyer who pays cash and does not need a lender: we reply within one business day with a written offer or our questions, and the due-diligence period is written into the contract. Listing can bring more if the parcel is clearly buildable and you have months to wait.

Which parts of St. Johns County are you most interested in?

Infill lots and teardowns near the coast in Ponte Vedra and around St. Augustine, and acreage in the western part of the county around St. Johns, Elkton and Hastings as growth moves inland from the planned communities.

What is land worth in St. Johns County?

It depends on the ZIP and on how buildable the parcel is. Typical home values in St. Johns County range from $279k to $1.12M by ZIP, and at the national 13.7% lot share that implies finished-lot budgets from about $38k to $154k. Raw land sells below a finished lot by the cost of access, utilities and approvals.

Do I need a survey or perc test before you make an offer?

No. We make a written offer from public records, maps and land sales, and do the survey, soil and title work ourselves during the due-diligence period, at our cost.

My land is in Florida agricultural classification ('Greenbelt'), s. 193.461, Florida Statutes. Can I still sell it?

Yes. Who pays is agreed in the contract, so raise it before you agree a price.

Is there a transfer tax when I sell land in Florida?

Florida documentary stamp tax on deeds is 70 cents per $100 (or portion) of the consideration in every county except Miami-Dade, so it applies in St. Johns County (s. 201.02(1)(a), F.S.). It is paid to the Clerk when the deed is recorded. All parties to the deed are legally liable regardless of which one agrees to pay, so the split is set by contract.

Can you buy land that is inherited, landlocked or behind on taxes?

Yes to all three. Back taxes and liens are paid from the proceeds at closing, we work with the executor or every heir on title, and a landlocked parcel is priced around the easement work rather than turned down.
