Where we buy land

We build where people are moving and where incomes support a luxury home. We picked these eight counties from ReStar's county data: large, growing, high-income and actively building. Each page has the numbers and what we look for there.

What we look for

A loose buy box, on purpose. None of these is a hard rule, and the form never stops you sending a parcel that misses one. They are what moves our number up or down.

FactorWhat works bestWhat makes it harder
AccessRoad frontage, or a recorded easement we can build a driveway onLandlocked parcels: we still look, the price reflects the easement work
UtilitiesPublic water and sewer at the road, or soils that support a septic systemNo water source in an arid county (see Washington County UT)
Flood and wetlandsBuildable ground outside the floodwayA parcel that is mostly wetland or floodway
LocationWithin reach of the county's job centers and strong school districtsRemote recreational tracts far from any town
What luxury buyers pay forViews, mature trees, water frontage, privacy, a quiet roadNext to heavy industry, a highway interchange or a landfill
SizeFrom a single infill lot or teardown up to acreage that divides into a few estate lotsLarge tracts that only make sense as a production subdivision

Not sure whether your parcel clears these? Our checklist on whether your land is buildable shows where to look, most of it free.

How it works

Send the address or parcel number

The form takes about a minute. The county and a rough acreage help; nothing else is required.

We do the homework

Zoning, flood and wetland maps, utilities, access and land sales nearby. You do not need a survey or a perc test to get a number from us.

Written offer within one business day

Or the specific questions we need answered first. If it is a pass, we say so and tell you why.

Due diligence, then closing

A due-diligence period written into the contract, paid for by us, then closing at a title company or closing attorney. No commission; we cover standard closing costs.

Common questions

What kind of land do you buy?
Raw land, infill lots and older houses we buy for the lot, in the eight counties where we build luxury homes. From a single lot to acreage that can be divided into a few estate lots. We also look at land elsewhere and tell you within a day if it is a pass.
How do you decide what to offer?
We work backward from the homes we would build: what a finished home on your land would sell for, minus what it costs to build it and bring the land to buildable, minus our margin. We check land sales nearby against that number. Our guide on how much land is worth shows the method step by step.
Do I pay commission or closing costs?
No commission, and we cover standard closing costs. You pay off anything owed against the land, such as a mortgage, liens or back taxes, out of the proceeds at closing, like any sale.
How long does it take to close?
Land needs a due-diligence period that a house often does not: survey, soil or perc work, title. The length is written into the contract before you sign, and we pay for our own due diligence. After that, closing is at a title company or closing attorney on the date we agree.
Would I get more by listing with an agent?
Sometimes, yes. A well-located, clearly buildable parcel with time on its side can sell for more on the open market, less the commission. What we offer is certainty: a buyer who knows how to value land, pays cash, and does not need a lender or an appraisal to agree. The comparison table on this page lays out the trade-off.
Are you a real estate agent?
No. We are the buyer. We are not your agent or attorney, and we are happy for you to have either look over our contract.
