You find the deal and lock it up. We run the file from signed contract to funded closing: assignment paperwork, opening title, EMD receipts, deadlines and the double close if there is one. Flat fee per file, quoted before we start.

  • Built for wholesale files, not retail listings
  • Assignments, double closes, subject-to, seller finance
  • One deadline sheet you can read in 30 seconds
  • Flat fee per file. Never a cut of your assignment fee.

Why wholesale files need their own TC

A retail TC is built around a listing agent, a buyer's agent and a lender. A wholesale file has none of those and three parties the retail checklist never mentions: the assignee, the transactional lender and sometimes a second title file. The things that sink a wholesale deal are rarely the big ones. They are the end buyer's deposit that never hit escrow, a seller who stopped answering during the payoff request, or a settlement statement that dropped the assignment fee line. A checklist written for those failure points is the whole job.

Common questions

What does it cost?
A flat fee per file, quoted before we start, based on the deal type and how far along it is. A double close with transactional funding is more work than a clean assignment, and the quote says so. No percentage of your fee.
Do I have to sell the deal to you to use your TC?
No. Plenty of files we coordinate close with other buyers. If you also want an offer from us, say so on the form.
Are you a title company or a law firm?
Neither. The title or escrow company still closes the deal and holds the money, and contract questions belong with a real estate attorney in your state. We run the file between them so nothing stalls.
Can you take a file that is already open?
Yes. Send the executed contract and anything title has sent you, and we will send back a deadline sheet showing what is done and what is at risk.
Do you handle subject-to and seller-finance files?
Yes. They carry more documents than a cash assignment, such as authorisations to release loan information and the servicing setup, and the checklist grows to match.
