Selling a Rental With Tenants in It

For a problem tenant or a rental you are done with.

A small residential duplex with two front doors

You do not have to evict first. We buy occupied rentals, including ones with non-paying tenants, expired leases or Section 8 in place - that is a normal acquisition for us, not a complication. Listing an occupied rental on the retail market is what is genuinely hard.

You do not have to remove the tenant first

This is the single most common misconception we hear. Selling a tenanted property to a retail buyer usually does mean delivering it vacant, which means notice periods, possibly an eviction, and months of process before you can even list. We buy occupied. The lease transfers with the property and the tenant stays — no notice, no eviction, no vacancy you have to fund.

Non-paying tenants and damage are priced, not disqualifying

A tenant who has not paid in months is a problem we take on rather than one you have to solve before selling. Same with damage, hoarding, and units you have not been able to get into. Tell us what you actually know — including what you do not know because you have not been inside — and we will price it accordingly.

Portfolios can go in one transaction

If you are selling several, we will look at them together and close them on a single date. That is usually simpler than running several listings in parallel, and it means one set of closing costs and one conversation.

What to have ready

We are a cash buyer, not attorneys or accountants. Nothing here is legal or tax advice — for a foreclosure, probate or divorce matter, talk to your attorney too.

Questions people ask about this

What happens to my tenant's lease?
It transfers with the property. The tenant keeps the same lease on the same terms and we become the landlord. Security deposits are transferred at closing.
Do I need to tell the tenant we are selling?
Eventually yes, and your lease and state law govern the notice. But you do not need to have that conversation before getting an offer, and no showings means no disruption in the meantime.
The tenant has not paid in months. Will you still buy?
Yes. Arrears are a normal part of what we assess. It affects the number, not whether we are interested.

Every offer on this site is underwritten by a person, not a form. If the numbers do not work for you, say so and I will tell you what would.

The rest of the process is the same either way

The three steps, the cash-offer versus listing comparison, the three-day right to cancel and the four-line math behind the number live on how it works rather than being repeated here. This page is only what changes when a problem tenant or a rental you are done with.
