The timeline is the whole problem

A foreclosure is a calendar, and every option you have shrinks as it runs. In most states you keep the right to sell right up until the sale itself, and selling before it happens is what preserves the equity a foreclosure would otherwise wipe out. The obstacle is almost never price — it is that a retail buyer needs 30 to 45 days for a mortgage, and a sale date does not move to accommodate that.

Reinstatement, payoff and what the lender will actually accept

There are usually two numbers in play: the reinstatement figure (what brings the loan current) and the payoff (what closes it entirely).
